Pre-Arrival

 

Broad Street 35 can be easily found and accessed by road, rail and ferry(from both the Isle of Wight and Continental Ferry Port).

 

If you arrive by car, you will find access to Old Portsmouth most convenient via the M275 motorway into Portsmouth. You will likely wish to follow signs for city centre/Old Portsmouth. Once in the High Street Old Portsmouth, you will follow this until it becomes Broad Street. Broad Street 35 can be found towards the end of Broad Street, on the left hand side, as you head towards the harbour entrance. For those with satellite navigation equipment, our Post Code is PO1 2JD. When you arrive outside Broad Street 35, you will be able to unload your bags, obtain a free parking permit for the duration of your stay, and find ample parking either on the road in Broad Street or in the car parks directly opposite. The parking permit will be valid for all parking in the Old Portsmouth zone – please check that you are in a KA zone for this permit to be valid.

 

If arriving by train, we would recommend the nearest station to be Portsmouth Harbour. You can take a 15 mins stroll through the Gunwharf Quays to Broad Street 35, or take a local taxi outside the station – this would be a 3-5 mins journey and cost approximately £5.

 

If you are arriving by ferry from the Isle of Wight, Broad Street 35 is 2-3 mins away by car. Turn left as you exit the ferry terminal, follow the road to the roundabout (Portsmouth Grammar will be on your left and directly ahead). Take the 3rd exit (High Street) and keep straight on until you reach us in Broad Street.If you are arriving by ferry from the Continent, you will need to either take a local taxi to Broad Street or by car, you will need to follow signs for City Centre and Old Portsmouth. Arrival

  • Parking is on the road or car park opposite – the first 2 hours are unrestricted but a free parking permit will be provided for the duration of your stay.   
  • For unloading pull up outside, we can assist with the luggage.   
  • The surface is level and flat from the road/pavement to the front door step.   
  • On arrival to the property there are 2 steps before entering the property. The first step is 35.6cm deep and 7.6cm in height. The small additional step to enter the property is 3.8cm high.
  • There is no lift access to first and second floors in the property.All doors in the property are fire doors, and all ceilings are fire retardant.
  • There is a hard wired fire and smoke alarm system installed.
 Main Entrance & Reception   
  • The front door is 80 cm wide.     
  • The front door is always closed but not locked as it is the main fire exit from the building.   
  • On entry into our guest accommodation there is a hallway 1.32m wide   
  • The hall, stairs and landings have a good colour contrast and are well lit   
  • The covering on stairs and upstairs corridors is short pile carpet   
  • The breakfast room and guest lounge are on the ground floor.   
  • There is an additional small step,11.5cm high, in the main hallway.   
  • There are 12 stairs to a landing, where there is a toilet, a further 4 stairs to the first landing for bedrooms 1 and 2, followed by a further 16 stairs to bedrooms 3 and 4.   
  • Each step is carpeted and is; 16.5cm in height, 25.4cm in depth, 81cm in width.

Guest Lounge

 

  • The Guest Lounge and guest dining room are on the ground floor. The entrance to the guest lounge/dining room is 75cm wide. Floor covering is wooden floor.   
  • There are two settees and a coffee table in the centre of the lounge area. There is a Television, with Free View which can be operated by remote control.

 Breakfast Room

 

  • Breakfast is served in the dining room on the ground floor, accessed through the single door to the guest lounge/dining room. The door width is 75cm.   
  • There are 4 dining room tables, each with 2 chairs. The chairs have no arms, and can be moved to suit sitting comfort and position to the dining room table(s). Each dining room table is 61cm x 106.5cm.   
  • We play music, at low volume, during breakfast if agreeable.   
  • The dimensions of the guest lounge/dining room; 4m x 5m

Public Areas - WC   

 

  • Private WC available on the first floor landing for guest use. Door width to access the WC is 91.5cm, and the dimensions of the WC are 1m x 2.7m

There are 4 bedrooms, One King room and One Super King room on the first floor and One King room and one Super King room on the second floor. We have no bedrooms on the ground floor.

 

First floor bedrooms

 

Room 1 (King Room – Green)

  • Double bed 152 cm wide   
  • At least 60cm routes within the bedroom e.g. to the side of bed, between bed and dressing table, therefore allowing for left or right transfer to bed in any combination

  • One armchair is provided in the room.   
  • Fitted short pile carpet on the floor, good colour contrast of walls, floor and fittings. The room is well lit. 
Ensuite shower room   
  • Door width 91cm wide opening outwards.   
  • Shower cubicle has no step and is 122cm x 61cm   
  • Ensuite dimensions are 2.28m x 1.22m   
  • Toilet is 42cm high.   
  • Floor covering is tiled.

Room 2 (Super King Room – Black and Red)   

 

  • Door width 84 cm wide   
  • Double Super King bed 198cm wide   
  • At least 85cm routes within the bedroom e.g. to the side of bed between bed and dressing table, therefore allowing for left or right transfer to bed   
  • TV is Free View and operated by remote control.    There is a window seat 2.43m in length   
  • There is an ensuite bathroom with entrance door 122cm wide.   
  • The ensuite has bath 144cm in length, shower above the bath (power shower) and hand basin in the room with a toilet (42cm in height).   
  • The bedroom has fitted short pile carpet and the ensuite is fully tiled.
  • There is good colour contrast of walls, floor and fittings. The room is well lit.
Room 3, 2nd Floor (King Room – Blue)   
  • There are 16 stairs from the first floor bedroom landing to the second floor bedroom landing.   
  • Door width 84cm wide   
  • Double bed 152 cm wide   
  • At least 60cm routes within the bedroom e.g. to the side of bed, between bed and dressing table, therefore allowing for left or right transfer to bed in any combination

  • The en suite is fully tiled.

Grounds

 

Broad Street 35 has no garden area. We are however, 50 steps from the harbour entrance where there is ample seating space for leisure time, watching the hustle and bustle of the Portsmouth harbour.

 There is a local tea/coffee/cafeteria directly opposite Broad Street 35 and a number of local pubs within 50 metres. Gunwharf Quays with dozens of shops and restaurants is a 15 minute walk from Broad Street 35.

  • We are able to use the front door in the need of evacuation; the fire bell rings continuously if evacuation is needed. 
  • If you require more assistance for evacuating please notify us on arrival and we will ensure you are evacuated safely e.g. hearing impairment.

  • We allow guests to store medication/food items in our main fridge on request (not available 24hours).
